A creative approach to a "green" redevelopment
Recognized by the Sierra Club as one of America’s best new development projects in 2005, the Regency housing development and the renovation of a defense plant was an extremely creative redevelopment project undertaken by The Beard Group.
A Nationally Recognized Redevelopment Project
The Regency Housing & Excelsior Tech Redevelopment Project was recognized by the Sierra Club in 2005 as one of America's best new redevelopment projects. The project was featured in a two-page spread in their publication "Building Better: A Guide to America's Best Redevelopment Projects." The Regency housing development replaced parking lots which once served as employee parking for the Alliant Tech headquarters. The development is a combination of Victorian-style rowhouses and single-family homes.
The renovation of the 430,000 square foot building took a “green” approach. Most of the materials generated from demolition and renovation were recycled. The concrete and asphalt were crushed and used during the Excelsior Boulevard reconstruction project; everything from door jams to transformers were salvaged. The business center is now home to several major tenants including Minikahda Mini Storage, Sugar Incentives, and Citrus Systems. Smaller spaces are rented to entrepreneurs and growing businesses.
The project also received a 1000 Friends of Minnesota Smart Growth Design Award in 2004.
